Ipswich is set to get a new Travelodge hotel in Pooleys Yard off Ranelagh Road; a planning application for a 106 room hotel was submitted in 2012 but lapsed in 2015. A revised plan has been submitted for a 100 bed hotel with Travelodge identified as the operator. This will mark the second hotel run by the hotel chain in Ipswich, the other opened in Duke Street five years ago. The proposal was approved in late 2017.
The new proposal will consist of 45 car parking spaces and have a restaurant that seats 65.
Despite popular belief in Ipswich that there are already too many hotels, this application was submitted due to the success of the Duke Street Travelodge, reports also suggest that many of the hotels are well used too. There is absolutely no doubt that this hotel will be success, mainly due to the proximity to the railway station and town centre, though this may affect the four star Pentahotel located in the Voyage residential development – Reavell place.
Hotels are busy with business guests and with Ipswich’s connections on two major trunk roads, mainline rail and regular coach services, at the weekends this area is in demand for tourists with “Constable Country”, the seaside, as well as Framlingham, Woodbridge, Jimmy’s Farm etc.
The building itself will be similar in style to the adjacent Pooleys Yard residential complex while respecting the urban context by keeping the building 5 storeys with a lower 4 storey ‘wing’ next to the apartment buildings. Unlike their other hotel, a four storey building consisting of white render, wooden panelling and small windows, this building will consist largely of pre-fabricated wall panels that will be finished with masonry effect and large windows framed by coloured panelling. A large screen will also be present on the larger block to hide the plant and lift room.
This proposal also takes into consideration the master plan of this small area, sites for two more buildings have been identified, though, planning applications have not been submitted. These will most likely consist of a smaller building behind the hotel, possibly residential, and a small building on the junction of Princes Street and Ranelagh Road, possibly mixed used or commercial of some sort, however, nothing is confirmed.
The hotel will revitalise a derelict area and will improve first impressions for those arriving to Ipswich by train.
